The development at 111-116 New Bond Street W1, comprised of luxury apartments, boutique offices and a European flagship retail store, the first of its kind from a well know global retailer. Included in the commission was the high-end landscape of several new terrace areas, created by the new build scheme.
Chapman Architects were appointed to design a scheme which optimised the use of the building, across all floors and maximised capital gain. The building is prominently located at the junction of Brook Street and New Bond Street, and although the lower floors had been used for retail for many years, the upper floors, which used to be ‘The Silver Galleries’ had been vacant for many years. Chapman Architects successfully designed and obtained planning permission for a highly innovative scheme which overcame extremely tight constraints on the permitted roof level, in order to incorporate an additional floor. This, together with the extension of the floor plate to the building’s boundaries, increased the amount of internal space considerably.
The mixed-use scheme retained the retail space on the lower floors which were planned to create a more efficient trading space and incorporate a feature stair and lift, designed to draw customers through the shop floor and up to the first floor. The 2nd and 3rd floors consisted of boutique offices incorporating a condensed service zone in order to maximise an open plan office space. The 4th & 5th floors housed two luxury duplex apartments, each designed and fully furnished by Chapman Architects.
The design of this scheme started in 2006 and because of the massive success of the retail unit, the building next door was purchased and incorporated into the scheme in 2011 with final completion in 2014.
