Brook Street Apartments

The Project

The development at 111-112 New Bond Street occupies the top two floors of a mixed use scheme, overlooking the prominent junctions at Brook Street and New Bond Street, and provides two luxury duplex apartments at 201sqm and 135sqm each.

Chapman Architects successfully designed and obtained planning for a scheme within the Mayfair Conservation area which overcame extremely tight constraints on the permitted roof level in order to incorporate an additional floor.

Chapman Architects designed the envelope and interiors of each apartment and furnished them fully, taking it through from conception to completion in August 2012.

The Brief

Chapman Architects were appointed to arrange two apartments across the two floor plates to suit the Mayfair market. This required a contemporary approach within traditional cellular spaces and a high specification of finishes and services, including a fully integrated media system.

The design successfully addressed the difficulty of utilising the existing circulation core located at the corner of the property by creating spacious entrance sequences and connecting views throughout each unit.

The apartments are accessed from their own private entrance on Brook Street. This entrance has been designed sensitively to retain the original timber frame detailing and bay formation. Decorative silver privacy screens have been introduced behind the large glazed openings that emulate the fenestration in the existing tower windows and reference the historic link with The Silver Galleries that previously occupied the building. The internal entrance finishes, such as the polished concrete floor, exposed riveted steel columns and the reclaimed wrought iron lantern, have also been designed to capture the character of the original structure.

Each apartment has a sculptural cantilevered stone stair and an elegant roof light above, to draw daylight into the heart of each apartment. This essence of craftsmanship is seen throughout the apartments.

The metalwork within the atrium screens in the larger apartment and items of furniture in both apartments have been designed especially by Chapman Architects and created in workshops local to our Cornwall office. The majority of the art work was also commissioned for specific spaces within the apartments.
